Lake-Effect Snow, Window Wells, and the Spring Water Table in Michiana

Every March, window wells across South Bend fill with water and basements get wet, and the reason is not bad luck. It is 64.5 inches of lake-effect snow a year landing on ground that is sand at the surface and clay a few feet down, melting in a hurry while the surface is still frozen, next to a river whose water table sits close to the surface. A window well with no gravel bed and no outlet is a bucket set against your foundation in exactly the wrong place. Here is the mechanism, with the numbers, and the drainage that fixes it.
The snow: what Lake Michigan does to South Bend
South Bend sits about 20 miles southeast of the nearest Lake Michigan shore, and the lake rarely freezes over. When a cold northwest wind crosses open water it picks up moisture and dumps it downwind, which is why the National Weather Service notes that locations in the lee of the lake record far more snow than places just ten or twenty miles further inland.

That is more than 51 inches of snow in the three core months. It drifts, and a window well is a drift trap: a rectangular hole in the lee of a wall, three feet deep, with nothing to stop snow from packing it full. By late February a well with no cover can hold a compressed column of snow from rim to sill.
Then it warms up. The NWS calls mid-winter through early spring the wettest stretch of the year here, and March adds rain on top of the melt. The well’s snow column turns into water in days.
The ground: sand on top, clay underneath
The Indiana Department of Natural Resources describes the ground under South Bend in its aquifer mapping. In the northeastern part of the county around the city, the surface is sand and gravel sitting on a clay and glacial till layer 20 to 100 feet thick. Locally under both South Bend and Mishawaka, the DNR notes “thick clay deposits” below the surface sands.
For a window well that is the whole problem. Meltwater runs down through the sand easily. It hits the clay and stops. If the well bottom sits at or near that transition, which on a deep older basement it often does, water pools in the well and against the wall. Eastern St. Joseph County toward Osceola is mapped as till plain, sand and gravel interbedded in thick clay, which holds water even nearer the surface. Granger, north of the river, is sandier and drains better, but a sandy surface does not guarantee sand at well depth.
Meanwhile the frozen surface makes it worse. Indiana’s residential code table assigns St. Joseph County a 36-inch footing depth because that is how deep the ground freezes. In March the top of the soil is still frozen and cannot absorb anything, so melt and rain run across it and into the nearest hole. Which is the well.
The river: the water table comes up to meet you
The U.S. Geological Survey’s work on the St. Joseph aquifer system near South Bend notes that depth to water is small compared with the surrounding aquifer systems and that groundwater flows toward the St. Joseph River. In a wet spring, in neighborhoods close to the river (the Near Northwest, Keller Park, River Park, the Mishawaka riverfront, Osceola along Baugo Creek, Elkhart at the two rivers), the water table itself can rise into the bottom of a deep well. That water does not need to come from above.
What the code says
The 2020 Indiana Residential Code, which adopts the 2018 IRC, addresses this directly. Section R310.2.3.2 requires window wells to be designed for proper drainage by connecting to the building’s foundation drainage system (the footing drain required by R405.1) or by an approved alternative. There is an exception: no drainage system is required where the foundation sits on well-drained sand and gravel soils, Group I in the Unified Soil Classification System.
That exception is where a lot of Michiana wells went wrong. A builder or a homeowner looked at sandy topsoil, invoked the exception, and set the well on dirt. Three feet down was clay. The DNR’s description of the county is the reason we do not rely on the exception on any lot: every well we set gets a gravel bed and a real outlet.
The fix: a well that drains
A gravel bed below frost. Washed stone under the well over filter fabric, dug below the 36-inch footing depth so the bed works when the surface is frozen.
An outlet. Three options, in order of preference. Tie into the footing drain tile if the house has a working loop, which most houses from the 1950s on do. Run a dedicated line to the sump crock if the tile is silted but the sump works, common in 1920s and 1930s houses that got a sump added later. Or dig a dry well, a gravel-filled pit below frost sized to hold a lake-effect thaw and release it slowly, for houses with neither, which describes much of the Near Northwest, Sunnymede, and River Park.
A cover. A clear polycarbonate cover keeps the drift out in the first place. On an egress well it has to be releasable from inside without tools or a key; a cover screwed down from outside turns an escape opening into a trap and fails an inspection.
Grading. The well should not be the low point of the yard. Backfill compacted in lifts, surface sloped away from the house, downspouts discharging somewhere other than next to the well.

A spring checklist for South Bend basements
- After the first thaw, look in the well. Standing water, a silt line, or a wet wall below the window means no outlet.
- Check the steel. Rust-through or bowing on a corrugated well means the well itself is done.
- Watch the sump. A sump that runs constantly in March while the well is full is telling you the well is feeding it the slow way, through the wall.
- Check the cover. If there is none, the well spent the winter as a snow bin. If there is one, make sure it opens from inside.
- Check the ladder. A well deeper than 44 inches needs a permanent one under R310.2.3.1. Spring is when you find out it rusted off.
- Check the grade. Mulch and soil settle over a winter; if the ground now slopes toward the well, fix it.
Timing
Drainage work needs thawed ground, so the season runs roughly April through November, with the NWS putting the average last spring frost around May 1 and the first fall freeze around October 18.
