South Bend Egress Windows is a locally operated service that does one thing: code-compliant basement egress openings in the South Bend and Michiana area. Concrete cutting, egress-sized windows, window wells, drainage, and the permit and inspection process that goes with them. The work is performed by insured local installers who cut foundations for a living, and every job starts with a free on-site measure and a flat written quote.
What we are, and what we are not
We are not a general remodeler that adds “egress windows” to a long list of services. We are not a window company that treats a foundation cut as an upsell. Cutting an opening into a poured or block basement wall is structural work with a permit and an inspection attached, and it has its own set of ways to go wrong: an undersized lintel, a well with nowhere to drain, a window sold as “egress” that only clears 5.7 square feet in a size the installer did not buy. We stay narrow so we get those details right every time.
We are also not a franchise. The crews live and work in St. Joseph and Elkhart counties, they know which building department covers which street, and they have dug through the same sand-over-clay ground the Indiana Department of Natural Resources describes under South Bend and Mishawaka more times than they can count.
How we work
Measure first, in person, free. A quote from a photo is a guess. We check foundation type, footing depth, joist direction, grade, setbacks, and what is inside the wall cavity before we put a number on paper. Sometimes the measure moves the window to a different wall than you had in mind, and we will tell you why.
Exact code, cited. Indiana adopts the 2018 International Residential Code as the 2020 Indiana Residential Code, and Section R310 is the pass/fail line: 5.7 square feet of net clear opening, at least 24 inches high and 20 inches wide, sill no more than 44 inches off the floor, a 9-square-foot well with 36 inches of width and projection, a ladder past 44 inches of depth, and drainage. Permits pulled for you, through the right office. South Bend and 5-digit St. Joseph County addresses go to the St. Joseph County / City of South Bend Building Department at 215 S. Dr. Martin Luther King Jr. Blvd. Mishawaka runs its own department at 600 E. Third St. Osceola requires the town board’s approval before the county issues. Elkhart and Goshen each have city permit offices, and Elkhart County Planning & Development covers the unincorporated county from Goshen. The permit fee is itemized on your quote.
Drainage is never optional. The code allows skipping a well drainage system on well-drained sand and gravel soils. We build a gravel bed and a real outlet on every well anyway, because the sand at the surface around here often sits on clay a few feet down. Flat quote, no change-order games. The number on the quote is the number on the invoice unless we hit something nobody could have seen, like a buried oil tank or a sewer lateral where the plans said there was none. If that happens you hear about it before we proceed, not after.
Honesty, stated plainly
Indiana does not issue a state general-contractor license. The state licenses plumbers; cities and counties register contractors locally, and the St. Joseph County / City of South Bend Building Department maintains its own registration for general contractors and remodelers. So we say insured local installers and never quote a license number that does not exist. We also will not guarantee a permit approval, an inspection result, or an appraisal outcome. Those decisions belong to the building official and the appraiser. What we control is building to the code and handling the paperwork properly, which is why finals go smoothly.
