Window Well Cost Calculator

Four jobs share the name “window well work” in South Bend, and they are priced very differently: a full replacement, a liner inside a well that still holds its shape, a drainage rebuild under a well that floods, and a cover. The calculator above uses the ranges from the pricing page for each one. It cannot see the dirt under your well, and in St. Joseph County that dirt decides a good share of the bill.

Three St. Joseph County numbers behind the questions

Indiana does not use the model code’s climate map. It replaces it with a county-by-county table in the 2020 Indiana Residential Code (675 IAC 14-4.4-5, Table R301.2(1)), and the St. Joseph County row explains most of what this calculator asks.

Table R301.2(1), St. Joseph CountyValueWhy it shows up in a well price
Frost depth for footings36 inchesA gravel bed or dry well that stops above this line is frozen in February and useless in the March melt
Ground snow load30 psfOnly 16 of Indiana’s 92 counties carry 30; the rest are designed for 20. Covers here sit under real weight
Winter design temperature1°FFreeze-thaw works loose anchors and lifts wells set on wet soil

The snow figure is not theoretical. South Bend’s 1991 to 2020 snowfall normal is 64.5 inches a season, and a cover over a wide egress well can carry a winter’s worth of it until the March thaw. That is the reason the cover line spans $150 to $600: a small flat cover over a shallow window well is the low end, and a sloped or custom-fit cover sized for a large egress well is the high end.

Why the flooding answer moves the number most

The Indiana Department of Natural Resources maps the ground under South Bend as surface sand and gravel resting on a clay and glacial till zone 20 to 100 feet thick, and it notes thick clay deposits below the surface sands in both the South Bend and Mishawaka areas. For a window well that means:

  • Water drops through the sand and stops on the clay. A well that looks like it sits in sandy soil can still collect every thaw if clay is three feet down.
  • The code’s drainage exception is a soil question, not a surface one. R310.2.3.2 lets a well skip a drainage connection only when the foundation sits on well-drained soils or sand-gravel mixtures. What counts is the soil at the footing, and the DNR’s map says clay can sit right under the sand here.
  • The outlet is the expensive part. A house with working footing tile or a sump gives the well a cheap tie-in, the low end of the $300 to $1,000 drainage range. A house with neither needs a dry well dug below 36 inches, the high end.

Answering “yes, standing water most springs” in the calculator adds that rebuild. Answering “and the basement gets wet” assumes the outlet has to be built too.

Replace or reline in a Michiana well

A liner ($400 to $900 all in) makes sense when the steel is still sound where it meets the soil and the well is still square to the wall. Two local checks settle it before anyone quotes:

  1. Push a screwdriver into the steel at the soil line in three or four spots. Sound metal under surface scale is a liner job. A tip that goes through means replacement at $1,000 to $3,000, and the rusted well page shows what failure looks like.
  2. Look at the flange bolts. A gap between the flange and the foundation, or a well bowed in at mid-height, is frost pressure the well has already lost to. The caving-in page covers it; a liner does not fix a well that is moving.

Depth, ladders, and the permit office

Egress wells in Indiana follow R310.2.3 of the Indiana Residential Code unchanged: at least 9 square feet of floor, at least 36 inches out from the wall and 36 inches wide, and a permanently attached ladder or steps once the well is deeper than 44 inches (R310.2.3.1). That 44-inch line is why the calculator’s depth question changes the price: past it, the ladder and a taller well are part of the job.

The well price does not include a permit. When a well goes in as part of a new or enlarged opening, the permit runs with that job: the St. Joseph County / City of South Bend Building Department at 215 S. Dr. Martin Luther King Jr. Blvd. for South Bend and 5-digit county addresses such as Granger, and Mishawaka’s own Building Department at City Hall, 100 Lincolnway West, for Mishawaka addresses. For a like-for-like well swap on an existing window, ask the office for your address whether it wants a permit before work starts.

If the window inside the well is itself too small for a bedroom, the egress cost calculator prices that larger job, and the flooding well page goes deeper on water.

What will my window well work cost?

Four questions covering wells, liners, covers, and drainage. The ranges are the ones published on our pricing page.

Estimated range Typical South Bend pricing, before anyone visits

Wells run $1,000 to $3,000, liners $400 to $900, drainage $300 to $1,000, and covers $150 to $600 on the pricing page. This calculator combines those, which is what most real jobs are.

An estimate, not a quote. Drainage is the one variable nobody can price from a photo, which is why the on-site measure is free.

Frequently Asked Questions

Why does 'it floods' change the price so much?

Because the fix is underground. A well that holds water has a silted or missing gravel column, and rebuilding that means excavating below the well, laying clean washed rock with fabric, and finding an outlet, either the footing drain or a deep dry well. That is the work that makes the new well last.

Is a liner a real fix or a patch?

A real fix when the well still has structure. If the steel passes a screwdriver test at the soil line and the anchors are tight, a liner at $400–$900 buys years for a fraction of a replacement. If the steel is perforated or the well has bowed, a liner hides a load-bearing failure, and we will say so.

Do I need a ladder in my well?

If the well is deeper than 44 inches and the room behind the window is used for sleeping, yes. Code requires a permanently attached ladder with rungs at least 12 inches wide, projecting at least 3 inches, spaced no more than 18 inches apart.

Can well work be done in winter?

Covers yes, excavation usually not. Indiana's code table sets St. Joseph County's frost depth at 36 inches, and a drainage bed has to go below that line to work in a thaw, so the dig waits for thawed ground. Measuring, quoting, and choosing a well are good winter work; digging usually starts in April.
